My name is Johanna “Joha” Almendarez, and I’m excited to share my journey as a real estate

professional with The Vancruz Group at Empire Network Realty Inc. Originally from Nicaragua, I have

proudly called Florida home for over 18 years. My passion lies in helping people achieve their real

estate dreams. Although I am newly licensed, I bring with me over a decade of experience in client

relationship management, strategic consulting, and guiding people through important decisions. This

professional background has taught me how to listen attentively, communicate clearly, negotiate with

purpose, and simplify complex processes for my clients. Fluent in both English and Spanish, I am able

to connect with a diverse range of buyers, sellers, and investors. My goal is to create a stress-free,

transparent, and personalized experience—whether you’re purchasing your first home, selling a

property, or exploring investment opportunities. Outside of real estate, I am a proud dog mom, avid
